Who is a heritage property suitable for as a capital investment?
Heritage properties are particularly suitable for investors with a top tax rate of 42% or higher who want to benefit from the enhanced depreciation. Typical investors are managing directors, senior executives, freelancers such as doctors or lawyers, and entrepreneurs who want to optimize their tax burden while investing in value-stable tangible assets.
How does the tax depreciation under §7i EStG work?
With listed heritage properties, as a capital investor you can deduct up to 90% of renovation costs over 12 years for tax purposes – this corresponds to approximately 9% annually. In the year of completion, you additionally receive a special depreciation of 10%. For owner-occupation, it is 90% over 10 years. We recommend discussing the details with your tax advisor.
Do I have to handle the renovation myself?
No. The properties we broker are renovated by experienced developers in accordance with strict heritage protection requirements. You acquire a fully renovated property or a property with a fixed renovation concept. The coordination with the heritage protection authority is handled by the developer. You have no coordination effort.
What happens if I sell before the 12-year period ends?
If you sell within the 12-year depreciation phase, tax benefits already claimed can be partially reclaimed. Additionally, if you sell within 10 years, speculation tax applies to the profit. We therefore recommend a long-term investment horizon and are happy to advise you on the details.
Can I use the property myself?
Yes, owner-occupiers also benefit from the heritage depreciation. You can deduct 90% of renovation costs over 10 years. This makes listed heritage properties attractive for owner-occupiers who value character, location and tax advantages.
What requirements does heritage protection impose?
Heritage protection requirements primarily concern the facade, historic building elements and the external appearance. Interior renovation is generally carried out to modern standards including contemporary building services, bathrooms and kitchens. The requirements ensure value preservation and protect against arbitrary changes in the surroundings.
